Navigating Georgia’s building code can be challenging, but at Fortified Home Energy Solutions our experts are here to ensure your home meets the state’s DET and BET requirements.
According to the 2021 guidelines, a blower door test is required for all new homes and renovations where more than 50% of the square footage is added. The code mandates that the building envelope must be tightly sealed, with no more than 5 air changes per hour at 50 Pascals.
Additionally, a duct blaster test is necessary to verify the tightness of each ductwork system. This includes all new ductwork and any renovation affecting over 50% of the existing system. Post-construction, leakage to the outside must not exceed 6 CFM25 per 100 square feet of the conditioned floor served by the duct system. This requirement applies only to duct systems with components outside the building envelope. If the attic or crawlspace containing the ductwork is sealed with spray foam, this test will not be needed.
**BET Testing – Blower Door Test**
Building Envelope Testing (BET) is conducted using a blower door test. In this process, a blower door is fitted to a doorway of the home or addition, creating a slight depressurization. The blower door forces air into the house while measuring how much escapes through leaks. The amount of air required to achieve the proper pressurization indicates the extent of the leaks. We utilize top-of-the-line equipment and our team of highly trained professionals ensures precise and reliable results.
**DET Testing – Duct Blaster Test**
Duct Envelope Tightness (DET) testing is performed with a duct blaster to identify leaks in the ducts and insulation. Similar to the blower door, the duct blaster is attached to a return vent while all other vents are sealed. The device then pressurizes the duct system to detect any leaks in the ductwork and insulation. We are thrilled to announce that we are now a Georgia Power-approved auditor for multi-family properties. This new rebate program is a fantastic opportunity to offset the costs of enhancing energy efficiency in apartment buildings, community housing, and loft apartments. It applies to both small apartment buildings with as few as 5 units and larger complexes with hundreds of units.
The Georgia Power multifamily rebate program mirrors the single-family rebate program. For the initial audit, you’ll receive a rebate of $75, and if you implement the recommended improvements and achieve a 20% reduction in projected power usage, you can receive $500 per unit. Similar to the single-family “Whole House” rebate program, an energy audit is required before starting any work, and a follow-up test-out is needed to measure the efficiency gains once the work is completed.
A key advantage of the multi-family audit process is that we only need to audit 15% of the units per floor in each building, thanks to the uniformity of the apartments. This streamlined approach significantly reduces costs, making the program an excellent value for property owners looking to boost energy efficiency, increase property value, and improve cash flow.
**Home Efficiency Improvements, Renovations, and Additions**
After conducting diagnostic tests to pinpoint specific issues in your home, we provide a detailed scope of work to address the top-priority efficiency improvements identified in the audit report. Along with this, we’ll outline the rebate amount you qualify for based on the proposed work, so you know your net costs before starting the project. Our goal is to help you maximize rebate potential and achieve the quickest return on your investment.
Fortified Home Energy either does in house or collaborates with partner companies that offer precise pricing for the improvements you choose to make. If you opt to use one of our partner companies for the work, we will return to perform a “testout” at no extra cost. This testout ensures the work meets standards and measures improvements in accordance with Georgia Power guidelines. Occasionally, a Georgia Power representative will join us for testout as part of their quality control process.
Alternatively, you are welcome to obtain quotes from other contractors. If you choose a different contractor, we charge an additional $150 for the testout service to verify that the work is completed properly and to finalize the rebate process.
